I dread tenant selection. Pregnant single moms, multiple kids by different dads. Groups of unrelated adults. Two couples, one full-time kid, one part-time kid. Three generations. I opted for the guy doing post-doctoral work at the university with his wife and baby girl. I tried "helping" someone once and it cost me $10,000 and years of angst. I can't do it again, but it haunts me.
